Vega Baja Leads Alicante's Property Boom with 2,000 New Homes Built in Just Three Months
Nearly 2,000 New Homes in Three Months
The Vega Baja comarca has recorded 1,972 new housing starts in the first quarter of 2026 — a 115% year-on-year increase, more than doubling the same period in 2025. The figure accounts for more than half of the 3,418 total housing starts across the entire Alicante province in Q1, which itself was up 25% year-on-year.
Over the past 12 months, Vega Baja has seen nearly 5,000 homes started — cementing its position as one of Spain's busiest areas for new residential development.
Torrevieja: Already Past Its Full 2025 Total
The standout figure belongs to Torrevieja. The coastal city recorded 1,281 housing starts in Q1 2026 alone — already surpassing its entire 2025 total of 1,148 with nine months of the year still to go.
Other notable Vega Baja towns also showed strong activity:
- San Miguel de Salinas: 320 new homes started
- Guardamar del Segura: 145 new homes started
- Orihuela Costa and wider Costa Blanca areas also featured prominently
Driven by Foreign Buyers
The surge is being driven primarily by international buyers targeting the Costa Blanca for new-build properties. The Vega Baja's combination of coastal location, year-round sunshine, existing expat communities, and relatively competitive prices compared to other parts of Spain continues to attract strong demand from British, Northern European, and other overseas purchasers.
The president of COAT Alicante, the regional architects' and construction body, noted: "The Vega Baja is predominant, with the majority of housing starts and municipalities with high figures."
The Rest of the Province Lags Behind
The contrast with the rest of Alicante province is stark. Elche and inland Alicante are showing noticeably slower construction activity, with industry analysts warning of potential market saturation in those areas. Activity also softened slightly toward the end of March and into early April amid broader international economic uncertainty — but the underlying trend in Vega Baja remains firmly upward.
